Real estate is worth what someone is willing to pay and the strategy employed can have a huge impact on that final outcome. In addition to putting your property in front of ALL potential buyers and getting them as excited as possible, many of our approaches are designed to generate competition between buyers, which is the best way to get more money from your sale.
The market in the Albany region currently has huge demand from buyers and a marked lack of property supply. This is driven by the normal demand in the local market, a strong influx of buyers from elsewhere in the state, interstate, and in some cases overseas, and a record low cost of borrowing. Investor interest is strong in response to low vacancy rates and high rent returns. It is also likely that demand from farmers this year will be extremely strong with a bumper harvest predicted. Each of these buyer demographics is looking in different sectors of the market and have different financial security and position; this means that even though buyer demand is high across all sectors of the market, strategies need to be aligned for individual property types.
The gap between supply and demand means there is an extraordinary amount of competition in the market, and if this competition can be harnessed buyers will pay way above what they would otherwise pay to secure a property. Selling off market or taking the first offer that comes in means a seller completely misses out on this opportunity. We have seen exceptional prices being achieved when buyers fight it out, and firmly believe that you MUST expose your property to the market to make the most of this.
With this in mind, we are currently conducting many sales by private treaty and using an online portal that allows buyers to fight it out in a transparent sale process. Extensive marketing campaigns across print, digital and social media ensures your property is put in front of ALL possible buyers, and a fair pricing regime means they are excited, and take the next step to make an enquiry. We expose the property to buyers for one to two weeks to give everyone the chance to become aware of the sale and to make a physical or virtual inspection. The online platform allows buyers to make an offer in a matter of minutes from anywhere in the world, and buyers can then increase their offers as many times as they wish and at any time to try to secure the property. At the end of the sale there is a live ‘bidding’ process with a timer to ensure everyone gets the opportunity to submit their best and final offer, and at the conclusion of this process the seller chooses their preferred offer. The property is then SOLD! We have seen some mind-blowing results as much as 30% above expectations utilising this technique, and on average are achieving close to 10% above expectations.
This online method does not suit all properties and other strategies are employed as appropriate. As above, the strategy for every property is tailor-made to get the best outcome, including specific pricing regimes, marketing campaigns, selling methods and negotiation strategies.
